THE DIFFERENCE BETWEEN MODULAR & MANUFACTURED HOMES

While both modular and manufactured homes share the identical feature of being prefabricated structures, a key difference is that modular homes are mostly complete and finished on the property, and manufactured homes are fully complete and transported to the property. Both homes are built according to national standards established by the U.S. Department of Housing and Urban Development, but there are other essential differences to consider.


  1. Investment & Cost: Manufactured homes tend to cost less compared to modular homes, yet manufactured properties don't appreciate in value as modular homes do. If resale value is important, a modular home is a better option. Modular homes may have upfront investment, but they are eligible for traditional mortgages once construction is complete. Manufactured homes don't qualify for traditional mortgages unless you own the land the home is being built on, so other loan options are available to cover the initial cost.
  2. Customization: Modular homes have more flexibility with layout plans and size availability compared to manufactured homes, while still being built according to code and safety regulations. Manufactured homes often don't provide this level of flexibility.
  3. Portability: Manufactured homes can be attached to a steel chassis, providing another layer of stability while also allowing the home to be built fully inside and then transported to the property site. Modular homes are built in parts and then transported to the property to be completed, and are built without a steel chassis.
